Use of One oh Four Creative Space

1. Introduction

Welcome to One oh Four, a shared creative and professional workspace located at 104 Church St, Decatur, GA. By using our services, including shared desks, dedicated desks, private offices, conference rooms, film and photo studios, podcast studios, and event spaces, you agree to the following terms and conditions. Please read them carefully before accessing or using the space.

2. Scope of Services

One oh Four provides the following services for short-term rental:

  • Shared Desks: Flexible, non-assigned seating in our communal workspace.

  • Dedicated Desks: Assigned workstations reserved for regular use.

  • Private Offices: Fully enclosed offices for individuals or small teams.

  • Conference Rooms: Professional meeting spaces available by reservation.

  • Film and Photo Studios: Fully equipped spaces for photography and videography.

  • Podcast Studios: Recording spaces tailored for podcast production.

  • Event Spaces: Versatile spaces available for hosting events, workshops, or other gatherings.

3. Pricing and Changes

Prices for all services are subject to change at our discretion. We will do our best to notify you of any price changes in advance, but it is your responsibility to check the current pricing before booking or renewing any services.
Promotions: Clients who rent dedicated desks or private offices are eligible for a 50% discount on bookings for our film/photo studio or event space. This discount is subject to availability and cannot be combined with other offers.

4. Use of the Space

  • Shared Environment: The use of shared desks and communal areas requires mutual respect for other users. We expect all tenants to maintain a professional atmosphere, limit noise, and be mindful of shared resources.

  • Private Areas: Private offices and dedicated desks are reserved for the sole use of the individual or organization that has booked them. You are responsible for keeping your space clean and organized.

  • Event and Studio Spaces: These spaces are available for rent at specified times and must be reserved in advance. You are required to adhere to the scheduled time and must ensure that the space is returned in the condition in which it was found.

5. Health, Safety, and Insurance

You are responsible for your own safety and the safety of anyone you invite into the space. One oh Four is not liable for any personal injuries, damage to equipment, or lost property that may occur during your use of the space.

  • Insurance Requirement: We strongly recommend that all clients obtain adequate insurance coverage for any potential risks, including property damage, theft, or personal injury, while using the space. By using the space, you acknowledge that you do so at your own risk.

  • Liability Waiver: One oh Four and its management are not liable for any accidents, injuries, or losses that occur during the use of the space. You agree to release, waive, and discharge us from all liability connected to the use of our facilities.

6. Conduct and Rules

  • Prohibited Activities: Illegal activities, disruptive behavior, and any other activities that violate local, state, or federal law are strictly prohibited within One oh Four. If any prohibited activities are discovered, we reserve the right to terminate your access to the space immediately.

  • Respect for Property: You are expected to treat all furniture, equipment, and resources within the space with care. Any damages to property will be your financial responsibility.

  • Noise and Disturbances: As a shared space, we ask that all members and guests maintain a reasonable noise level and avoid disrupting others.

7. Booking and Cancellations

  • Reservations: All shared desks, private offices, conference rooms, studios, and event spaces must be reserved in advance, subject to availability.

  • Cancellations: Cancellations must be made at least 24 hours in advance to avoid any charges. For events or studio bookings, cancellations within 48 hours of the scheduled time will result in a 50% charge of the booking fee.

8. Termination of Services

One oh Four reserves the right to terminate or suspend your access to the space at any time, with or without notice, if you violate these terms or engage in conduct that we deem inappropriate.

9. Amendments to Terms

We may update or modify these terms at any time. We will make every effort to inform you of any changes, but you are responsible for reviewing the terms regularly. Continued use of the space after any modifications constitutes your agreement to the new terms.

10. Governing Law

These terms and conditions are governed by the laws of the state of Georgia. Any disputes arising from the use of One oh Four’s services will be subject to the jurisdiction of the courts of Georgia.
